Furnishings, window treatments and roll down screens. Roll down screens are available at a price of $125 per window.

Customize a Unit
Based on how far a unit is in the construction stage will determine the amount a person will be allowed to customize their unit. An interior of any unit may be customized to their liking after ownership has occurred.

Number of Units
There will be 15 four-plex buildings, creating 60 units in total. The units will vary in price based on the view and location, the most expensive piece of property is at the water's edge.

Association Fees
$145 per month and will cover all exterior maintenance and grounds keeping.

Rental of Units
The term of any lease shall not be less than one (1) month.

Shared Unit
Multiple buyers can purchase a unit and share the use

Parking
Each unit has a 2 car attached garage and 2 parking spaces in front of the garage. All roads for Glen Park Condos are private and will allow parking for visitors.

Pets
Unit owners are allowed to keep up to 2 pets: 2 cats, 2 dogs, or 1 cat and 1 dog per unit.



Piers
10 common boat slips are reserved for short-term unit owner boat parking, at a maximum of two days based on a first come, first served basis. 10 limited common boat slips are available for long-term unit owner parking at a cost of $10,000 (one time fee). Limited common piers will pay an additional yearly fee for seasonal dock removal and installation (approximately $250 per year with a boat lift).

10 boat slips are for sale to association members only at $10,000 each.

There is over 400 feet of hard bottom sand beach frontage for the members and their families and approximately 12 acres of land.

Some of the common grounds include a hammock area, picnic areas, sitting areas and a beautiful beach for your enjoyment!

Taxes will be based on 90% of the sale price at the current mill rate for Forest County ($21 per $1000).



About Lake Metonga

Lake Metonga

Lake Metonga offers 2157 acres of recreational fun. It has a mean depth of 25 feet and a maximum depth of 79 feet - it is a large, relatively deep, clear lake.

Fish species include muskie, walleye, northern pike, large and smallmouth bass, perch, bluegill and other panfish.

Most who fish Lake Metonga are fishing for walleye or smallmouth bass. The introduction of the rusty crawfish to the system some years ago had a pronounced affect on the weeds in the lake and a blow-up in the smallmouth bass population.

Due to catch and release fishery, there are smallmouth in the lake that will tear your gear up!


Lake Metonga Management
The fish community is dominated by yellow perch. Natural reproduction of walleye has been limited, and the population is bolstered by occasional stocking (198,447 walleye fingerling stocked in 2000). The northern pike population is low, but some large individuals are present; anglers report taking fish in the 30-inch length range. Smallmouth bass are present in good numbers, and the population is self-sustaining. Fish to 15 inches are regularly taken by anglers targeting this species. Rusty crayfish are numerous.

Lake Metonga Fishing Information
Lake Metonga used to have a great walleye fishery to make up for the lack of muskies in its clear waters. But many of the walleyes have had it so to speak. They've been disappearing from the lake in recent years, and you'll mostly have to content yourself with some nice northern pike, good numbers of smallmouth bass and some jumbo perch.

Except for those who live and die for walleyes, that doesn't sound too bad. There is a 15-inch limit on walleyes, which may eventually help restore that fishery. In the meantime, look for northerns that can be caught at 10 to 15 pounds.

Besides lots of other anglers attracted by the idea of lunker pike and jumbo perch (which can easily go 12 inches), the lake also draws lots of recreational boaters.

With them comes the usual advice to try timing your fishing trip for early or late in the day or early or late in the season. Late spring is perhaps the best time to try your luck. If you arrive in June, try fishing the weedbeds. You'll find nice cabbage weeks at 12 to 14 feet off the blunt point on the northwest corner of the lake.

Good weeds can also usually be found near the big off-shore bar along the middle of the eastern shoreline and near the steep drop-offs near the southeast corner. Don't overlook the humps off the east shore near the southern end of the lake. All of those places can be productive for all species.

If you are after smallmouths and what is left of the walleye population, work the area near the fish cribs planted along the western shoreline, toward the south end of the lake. Motor trolling is allowed on Lake Metonga and, from July to September, that is the best method for finding walleyes. Use deep-diving crankbaits as you troll the edges of the weedbeds.
