How much does it cost to list my cabin rental on LakePlace.com?

LakePlace.com cabin rental listings are $195/year per listing ($295/year per listing with a link to your website). If you are a cabin owner or property management company with more than five (5) listings, please contact us for a discounted rate.

How do I list my cabin rental on LakePlace.com?

1. Choose your vacation rental package and make payment via PayPal (secure).
2. Once you make payment, you will be asked to input your vacation rental information.
3. Once your vacation rental has been approved (24-72 hours), you will receive a username and password via email. Sign into your user panel to upload images, create a Rentors.org availability calendar, pinpoint your vacation rental on the map, and edit your description.

Can I make changes to my listing?

Yes. You will have 24/7 access to edit your listing through your user panel.

Why are some pictures blurry while others are crisp?

Blurry images are the result of uploading small pictures. Be sure your pictures are at least 300x225 for best results. If your pictures are larger than 300 (w) x225 (h), don't worry about it. Our system will automatically resize your large photos for optimal web presentation. Please note, we highly recommend using "landscape" images (short and wide - most common) and staying away from "portrait" style images (tall and thin). Portrait style images will have white space on the sides.

How do I change the picture on the search results pages?

We automatically show the first picture you upload (slot 1) in the search results. Be sure to use your favorite picture!

I do not have 12 pictures of my vacation rental, what should I do?

Take 12 pictures! Although not a requirement, it is highly recommended that you take advantage of all of the available picture space. The next time you visit your cabin, be sure to take several pictures of the lake at all times of day. Renters love pictures of the lake!

What can I do to maximize my vacation rental listing's effectiveness?

First and foremost - take advantage of all 12 photos. This is the most important tool you have. Secondly, write a detailed description. Let your renters know why your vacation rental is special. Describe all amenities, activities, extras (boat rentals, atv rentals, etc.) and area information. Third, include your Rentors.org calendar. Renters will appreciate it and you will save time on answering emails requesting availability information. Fourth, be sure to pinpoint your map. Many renters like to switch the map to "satellite view" and zoom in on the property. If your map is not accurate, your potential customer could be zooming in on swamp land.

How much should I charge for weekly rent?

Of course, this will vary...depending on many factors (lake size, location, cabin attributes, etc.). We would recommend taking a look at other cabins on LakePlace.com that have similar attributes and go from there. Remember, you can make changes to your listing at any time...so if you are receiving too much or too little activity, you can always adjust the price accordingly. One rule of thumb that seems to be a good starting point - take your annual property taxes, divide them by two, and you have a good starting point for your weekly rate!

What are the tax implications if I rent out my cabin?

We are not accountants...we would recommend discussing all tax related questions with your accountant or attorney. LakePlace.com recommends speaking with your accountant on any tax related matter.

Do you manage our rental for us?

Not currently. LakePlace.com advertises the property for you. Any contact made will go directly to you via email or phone, and you take care of it from there. We do work with some property management companies, and we would be more than happy to recommend them if you are interested (Brainerd Lakes, Leech Lake, Wisconsin Dells, North Shore and Hayward Lakes).

Do you have a vacation rental agreement I can use?

We would recommend consulting an attorney and/or visiting a business supply warehouse. You can also find one online. Here is a link to help you find a vacation rental agreement online.

Should I wait until Spring to list my cabin for rent?

The short answer is "no." While Summer is the busiest season, there are many opportunities to rent your cabin or lake home year round...and most visitors are planning their summer vacation throughout the fall and winter months.

Advertising isn't a sound science. You're not guaranteed returns from any media be it Internet, magazines, newspapers and the like. Exposure in the right place, in the right markets is the focus and goal. Also the issue of the private cabins will always be out there whether they advertise on Lake Place or on another site. The visits to Birchwood Resort have increased since my signing on with Lake Place (I need to figure the hard numbers). In fact Lake Place has surpassed The Congress of Minnesota Resorts with visits to the Birchwood Web Site. I'm pleased...
